Morocco’s building sector is expanding rapidly. Already today, 50 per cent of all investments in Morocco are made in the buildings sector. From 600 million sqm in 2017, the building stock will need to grow by an additional 250 million sqm by 2030 to fulfill the demand . In the residential sector alone, 192 000 new units are needed annually. Middle-income housing in the form of apartments is the fastest growing market segment. However, non-residential buildings are growing equally fast: Tourism, education and office buildings see estimated annual additions of 200 000 sqm for each of those categories. Strong emphasis is put on new construction activities in the social housing sector. These are planned particularly in suburban areas around the existing urban agglomerations. Morocco has a well-developed institutional and legal framework and an agile private sector acting as a good starting point for energy efficiency in buildings projects, especially in the residential and tertiary sector. Morocco has committed to reducing GHG emissions by 45.5% compared to current trends with support by 2030. In its Nationally Determined Contribution (NDC) for the Paris Agreement, the government focuses on mitigation measures for the housing sector within the framework of the national energy strategy.
